VBS Terms, Conditions & Cancellation Policy

These Terms & Conditions apply to all services provided, arranged, or coordinated by VBS, including property rentals, golf car rentals, yacht and sea activities, ground services, vehicle transport, safari and off-road activities, hospitality services, property management, and real estate services.
By confirming any booking or service with VBS, the client confirms that they have read, understood, and accepted these Terms & Conditions.
- General Terms
All services are subject to availability and final confirmation by VBS.
A booking is considered confirmed only after VBS confirms availability and the required payment, deposit, or insurance amount is received.
Clients must provide accurate details before confirmation, including full name, contact details, requested service, dates, location, number of guests or users, and any special requirements.
VBS reserves the right to refuse, cancel, amend, or stop any service in case of incorrect information, unsafe behavior, misuse of service, violation of rules, non-payment, or force majeure circumstances.
Clients must respect all applicable laws, compound rules, marina rules, hotel/resort rules, traffic regulations, safety instructions, and operator guidelines.
VBS may provide some services directly and may coordinate other services through trusted third-party providers, operators, property owners, captains, drivers, guides, instructors, workshops, or service partners.
For third-party services, VBS acts as a coordinator and booking facilitator. Clients may be required to follow additional terms, waivers, or safety instructions from the service provider.
- Payment Terms
VBS does not accept cash payments.
VBS does not accept mobile wallet transfers.
Accepted payment methods are only:

InstaPay
All payments must be completed through one of the approved payment methods before the booking is confirmed, unless otherwise agreed in writing by VBS.
The client must send proof of payment to VBS after completing the transfer or payment.
Any bank charges, transfer fees, payment gateway fees, or currency conversion fees are the responsibility of the client unless otherwise agreed in writing.
VBS is not responsible for delays caused by unconfirmed payments, incorrect transfer details, or delayed bank processing.
- Property Rental Terms
The client is responsible for keeping the property in good condition during the stay.
The property must be used only for residential, vacation, or agreed rental purposes.
The number of guests must match the confirmed booking. Extra guests require prior approval from VBS.
Parties, loud music, events, pets, commercial use, or any activity that may disturb neighbors or violate compound rules are not allowed unless approved in writing.
Clients must follow all compound, resort, building, beach, pool, security, parking, and visitor rules.
Any damage, missing items, extra cleaning, penalties, fines, or unpaid charges will be deducted from the insurance deposit.
For property rentals, VBS may charge an insurance deposit equal to one night’s stay, with a maximum amount of EGP 30,000.
The insurance deposit is refundable after check-out and property inspection.
If damages or unpaid charges exceed the insurance deposit, the client must pay the remaining balance in full.
- Golf Car Rental Terms
Golf cars must be used safely and only inside permitted areas, compounds, resorts, or approved locations.
The client is fully responsible for the golf car during the rental period.
Racing, drifting, overloading, towing, unsafe driving, driving outside permitted areas, or use by children or unauthorized drivers is strictly prohibited.
The golf car must be returned in the same condition as received.
Late return may result in extra rental charges.
For golf car rentals, VBS may charge an insurance deposit of EGP 10,000.
Any damage, accident, misuse, mechanical issue caused by client use, or missing part will be fully charged to the client.
In case of any accident or damage, the client is fully responsible for repairing the golf car at RAYA body shop / authorized golf car agent workshop, and the full repair invoice will be charged to the client.
This includes, but is not limited to, body damage, battery damage, tire or rim damage, seats, upholstery, charger, key, lights, mirrors, accessories, electrical parts, and any accident-related repair.
If the repair cost exceeds the insurance deposit, the client must pay the remaining amount in full.
The insurance deposit is refundable only after inspection and confirmation that the golf car has been returned without damage, violations, or missing items.
- Yacht, Boat & Sea Activities Terms
Yacht, boat, and sea activity bookings are subject to availability, weather conditions, sea conditions, marina approval, coast guard approval, operator availability, and safety clearance.
The captain or operator has the final decision regarding trip route, timing, anchoring points, swimming stops, snorkeling stops, water activities, and safety conditions.
Clients must follow all safety instructions given by the captain, crew, guide, instructor, or operator.
Life jackets and safety equipment must be used when required.
Clients must disclose any medical condition, swimming limitation, pregnancy, heart condition, back injury, recent surgery, or health concern before joining any sea activity.
Late arrival may reduce the trip duration and does not guarantee extension or refund.
Clients are responsible for any damage caused to the yacht, boat, furniture, sound system, safety equipment, fishing equipment, water toys, accessories, or any related equipment.
Smoking in unauthorized areas, unsafe behavior, jumping from unauthorized areas, entering restricted crew or engine areas, bringing pets, exceeding the approved number of guests, or ignoring captain instructions may result in stopping the trip without refund.
If VBS, the captain, marina, coast guard, or operator cancels or postpones a trip due to unsafe conditions, the client may be offered a new date, replacement activity, partial refund, or full refund depending on the case, operator policy, and actual costs incurred.
- Safari & Off-Road Activities Terms
Safari and off-road activities may include desert driving, quad biking, buggy rides, 4×4 vehicles, camel rides, mountain areas, or remote locations.
Clients participate at their own responsibility and must follow all guide and operator instructions.
Safety equipment must be used when required.
Reckless driving, racing, driving outside the approved route, driving under the influence of alcohol or drugs, overloading vehicles, or damaging equipment or natural areas is strictly prohibited.
Clients must disclose any medical condition before joining, especially pregnancy, heart conditions, back problems, recent surgeries, asthma, or mobility limitations.
VBS or the operator may refuse participation if the activity is considered unsafe for the client.
Any damage to safari vehicles, quad bikes, buggies, safety gear, or equipment caused by misuse will be fully charged to the client.
- Ground Services Terms
Ground services may include airport pickup, meet and assist, private transfers, intercity transfers, chauffeur service, tours, experiences, errands, guest support, property check-in support, and concierge services.
Clients must provide accurate pickup location, drop-off location, date, time, flight details, number of passengers, luggage details, and any special requirements.
Waiting time may be charged if the client is delayed beyond the agreed time.
VBS is not responsible for delays caused by traffic, road closures, police checkpoints, airport delays, incorrect information, weather, or force majeure circumstances.
Clients must respect the driver, vehicle, guide, and local regulations.
Any damage caused by the client to the vehicle or service equipment will be charged to the client.
Ground service timing, routes, and schedules may be adjusted due to traffic, safety, weather, or operational conditions.
- Vehicle Transport & Recovery Terms
VBS may provide or arrange transport, towing, recovery, or relocation services for golf cars, scooters, sports cars, luxury cars, classic cars, and other approved vehicles.
The client must provide accurate information about the vehicle type, model, condition, pickup location, delivery location, whether the vehicle is movable, and any special handling requirements.
VBS may inspect or photograph the vehicle before loading and after delivery.
The client must declare any existing scratches, dents, damages, mechanical issues, battery issues, tire issues, or missing parts before transport.
VBS is not responsible for pre-existing damage, mechanical failure, electrical failure, battery issues, loose parts, personal belongings left inside the vehicle, or damage caused by poor road access or restricted locations.
For sports cars, luxury cars, low-clearance vehicles, modified vehicles, and classic cars, the client must inform VBS in advance of any special handling requirements.
Any damage claim must be reported immediately upon delivery and before the vehicle leaves the drop-off location.
- Property Management & Real Estate Services Terms
VBS may provide property management, rental management, marketing, resale support, primary sales support, buyer assistance, and investment consultation.
Property availability, prices, rental rates, developer offers, payment plans, and unit details are subject to change without prior notice.
VBS does not guarantee that any specific unit, price, view, delivery date, or payment plan will remain available unless officially confirmed by the developer, owner, or authorized party.
For resale and rental properties, final approval is subject to owner confirmation.
For primary sales, final terms are subject to developer contracts, official price lists, availability, and booking procedures.
VBS may assist with negotiation, coordination, marketing, viewing, booking, and communication, but the final contract is between the relevant parties.
- Hospitality & Concierge Services Terms
Hospitality and concierge services may include hotel reservations, property reservations, guest support, housekeeping coordination, airport services, tours, experiences, relocation support, and tailor-made packages.
All services are subject to availability and final confirmation.
Third-party services such as hotels, guides, drivers, activity operators, airlines, restaurants, or professional advisors may have their own terms and cancellation policies.
VBS is not responsible for service changes, delays, restrictions, or cancellations caused by third-party providers, government regulations, weather, availability, or force majeure events.
- Cancellation & Refund Policy – Property Rentals
For property rentals, the following cancellation policy applies unless otherwise agreed in writing:
Cancellation 14 days or more before arrival: full refund.
Cancellation within 14 days before arrival: one night charge will be deducted.
No-show: two nights charge will be deducted.
Any remaining balance, if applicable, will be refunded to the client through the original or approved payment method.
Refund processing time may vary depending on bank, payment link provider, or payment method.
- Cancellation & Refund Policy – Golf Car Rentals
For golf car rentals, the following cancellation policy applies unless otherwise agreed in writing:
Cancellation 14 days or more before rental start date: full refund.
Cancellation within 14 days before rental start date: one day rental charge will be deducted.
No-show: two days rental charge will be deducted.
Any remaining balance, if applicable, will be refunded to the client through the original or approved payment method.
In case of accident, misuse, damage, or missing parts, the client remains fully responsible for repair costs, even if the rental period has ended.
All golf car accident or damage repairs must be completed through RAYA body shop / authorized golf car agent workshop, and the full invoice will be charged to the client.
- Cancellation & Refund Policy – Yacht, Boat & Sea Activities
Yacht, boat, and sea activity cancellations depend on the service type, operator policy, marina rules, weather conditions, and coast guard approvals.
Cancellation by the client after confirmation may be subject to cancellation fees depending on the activity, booking date, operator cost, and timing of cancellation.
If cancellation is made by VBS, the captain, marina, coast guard, or operator due to unsafe sea conditions, bad weather, official restrictions, or safety concerns, the client may be offered a new date, replacement service, partial refund, or full refund depending on the case and actual costs already incurred.
No refund is guaranteed if the client arrives late, exceeds the approved number of guests, refuses safety instructions, violates operator rules, or causes the trip to be stopped for safety reasons.
- Cancellation & Refund Policy – Ground Services
For ground services, including airport transfers, private cars, tours, concierge services, and guest support, cancellations are subject to the timing of cancellation and actual costs incurred.
If cancellation is made before dispatch or before service preparation starts, the client may be eligible for refund or rescheduling.
If the driver, guide, vehicle, or service team has already been dispatched or the service has already been prepared, a cancellation fee may apply.
No-show, wrong pickup location, delayed arrival without notice, denied access, or unreachable client may result in partial or full service charge.
Flight delays will be handled case by case depending on driver availability and waiting time.
- Seasonal Offers & Discounts
VBS may run seasonal offers, packages, and promotional discounts during selected periods of the year.
Offers may include property rental discounts, golf car rental packages, monthly stay discounts, combined property and golf car packages, yacht packages, airport transfer packages, or other promotional bundles.
All offers are subject to availability and must be confirmed by VBS before booking.
Offers cannot be combined with other promotions unless approved in writing.
Promotional rates are not guaranteed until the booking is officially confirmed and payment is completed.
Offers and discounts are generally not valid during public holidays, official vacations, Eid holidays, Christmas/New Year periods, long weekends, peak periods, or summer high season unless clearly stated by VBS in writing.
VBS reserves the right to amend, pause, extend, or cancel any offer at any time without prior notice.
- Damage, Insurance & Client Responsibility
The client is fully responsible for any damage, misuse, loss, missing items, fines, penalties, or extra charges caused during the service period.
Insurance deposits, when applicable, are refundable only after inspection and confirmation that there are no damages, missing items, unpaid charges, or violations.
If the damage or unpaid amount exceeds the insurance deposit, the client must pay the remaining balance in full.
VBS may deduct repair costs, replacement costs, cleaning fees, penalties, unpaid charges, or service losses from the insurance deposit.
- Client Conduct & Safety
Clients must behave respectfully toward VBS staff, property owners, drivers, captains, crew, guides, operators, security teams, neighbors, and other guests.
VBS may stop, cancel, or refuse any service without refund in case of unsafe behavior, verbal or physical abuse, damage, violation of laws, violation of compound rules, refusal to follow safety instructions, misuse of property, misuse of golf cars, misuse of vehicles, misuse of yachts, or misuse of equipment.
- Liability
VBS aims to provide safe, professional, and high-quality services.
However, VBS is not liable for loss, delay, injury, cancellation, damage, or extra cost caused by weather, sea conditions, traffic, government restrictions, marina decisions, coast guard decisions, compound rules, security restrictions, client misuse, negligence, third-party operators, mechanical failure, force majeure, or incorrect information provided by the client.
Clients are responsible for their own personal belongings, valuables, documents, phones, bags, and personal items during all services.
- Force Majeure
VBS is not responsible for delays, cancellations, changes, or additional costs caused by events beyond its control.
This includes weather, storms, sea conditions, road closures, government decisions, security restrictions, strikes, accidents, natural disasters, power failures, marina closure, compound restrictions, or any other force majeure event.
Refunds or rescheduling in such cases will be handled case by case depending on the service type, provider policy, and actual costs incurred.
- How to Purchase or Request a Service
Clients can purchase or request VBS services by contacting VBS through official communication channels.
The client should send the requested service, preferred dates, location, number of guests or users, and any special requirements.
VBS will review availability, share suitable options, confirm the final price, and guide the client through payment and booking confirmation.
A booking is confirmed only after availability is approved by VBS and the required payment or deposit is completed through the approved payment methods.
- Acceptance of Terms
By confirming a booking with VBS, the client confirms that they have read, understood, and accepted these Terms, Conditions & Cancellation Policies.
VBS reserves the right to update these terms at any time. The applicable terms are those published or shared at the time of booking confirmation.
